If You Are Planning C Class Theater (you didn’t mention no. of seats) Then Maximum 5000 sq ft land would be required and cost For The Same Would Be Approx  40-50 Lacs. @Anil, I firmly believe that a low capacity cinema may be a good proposition for a video parlor but certainly not a full fledged cinema. Still, I suggest you should first contact a good cinema architect who can guide you on how to take maximum space advantage of your existing godown. For example with a huge ceiling height, two screens can be planned on the same plot. This will give you a leverage of playing 8-10 shows per day...thus maximizing revenue.

Secondly, the key profit generation area in a cinema hall/multiplex is the concession stands (candy area.) So while concentrating on a higher seating capacity you should also provide some space for food & beverage sales. @Manish, If you are planning to open a cinema hall with the capacity of 50 seats then the average ticket price must be above Rs. 250. @santosh kumar gantayat, Dear Santosh, You didn’t mention the number of seats, screen and quality of work. Need to do analysis of your area to guide you properly. You can plan two screen theatres with the capacity of 400 seats in total that will cost approx 2CR (standard, including construction). You should have 12 to 15K sq ft land to execute the same.

First of all convert the land into commercial then make architectural design of the project and submit the same to concern authority. Once it is approved you can start your construction. Final cinema running license will come once theatre is ready to open. Any queries/doubts do call/mail.
